Our client is seeking a Director, Low-Rise Construction to oversee Project Management services from design to construction and post-occupancy completion developments. This valued team member will manage large building development projects to meet or exceed client expectations.
Responsibilities: - Overall project management of multiple development projects simultaneously.
- Manage all consultants for the design and detailing of development projects.
- Provide engineering and design input as it relates to the initial design and construction detailing of the projects.
- Provide continuous value engineering suggestions and reviews of the project.
- Prepare a level of finishes reflective of our client's corporate branding and project branding for projects.
- Prepare project budgets and update them as the design progresses.
- Assist in the launch of new development projects.
- Manage all consultants for the preparation of construction drawings for permit, tender, and construction.
- Prepare and manage the tendering, negotiating, and preparation of trade contracts and purchase agreements with vendors.
- Manage and coordinate all utility providers from design to implementation.
- Ensure that each new project is commenced in accordance with the company's standard procedures and provide input for modifying and enhancing procedures as required.
- Create and maintain good relationships with team members and all stakeholders including consultants and contractors.
- Prepare project Schedules and facilitate the tracking of project milestones to ensure occupancy dates are met.
- Manage and coordinate with the design team for the selection of suite finishes.
- Manage and coordinate with the design team all upgrade pricing.
- Manage project changes to ensure minimal cost overruns.
- Manage field staff and conduct inspections of each project.
- Manage all Bulletin 19 reviews and closure of the final report.
- Manage all requirements of Tarion are adhered to and met.
- Prepare and manage obtaining all permits, easements, required agreements, and deposits including all final sign-offs of permits and the return of security deposits.
- Prepare and manage occupancy procedures by purchasers including pre-PDI, PDI, and Pre-Tech-audit inspections and completion.
- Ensure timely project close-out including expediting of all close-out documents.
- Manage all after-sales service teams and coordinate with the service manager for the timely completion of all reported PDIs and deficiencies.
- Manage all purchaser issues that arise.
- Manage for total completion and closure of the building Technical-Audit.
Qualifications: - Minimum 10 years of related work experience in low-rise construction within the residential market and significant experience within mixed-use construction development projects.
- Ability to lead, inspire, and, motivate a team and stakeholders is a must.
- Ability to effectively communicate with owners, trades, and consultants.
- Ability to resolve and address conflicts and expedite resolutions.
- Knowledge of construction contracts.
- Knowledge of Building Codes and Permitting process.
- Excellent written and verbal communication. Written communication includes business letters, construction cost claims, site instructions, and responses to consultants, trades, purchasers, etc.
- Experience writing technical reports.
The salary package for this role is dependent on experience and can range anywhere from $150-220k base salary plus profit sharing and other benefits.
